1. Agreement
By accessing tessora.io or using any Tessora services, you agree to these Terms of Service. If you do not agree, please do not use the platform.
Tessora is operated by Tessora, Inc., based in Austin, TX. These terms govern your use of the Tessora website, marketplace, and all related services.
2. Platform Overview
Tessora is a mid-term rental marketplace connecting property owners (“Hosts”) with renters seeking furnished housing for 1–12 month stays. Tessora provides the platform; it does not own, manage, or control any properties listed on the marketplace.
3. Account Registration
To use Tessora, you must:
- Be at least 18 years of age.
- Provide accurate and complete information during registration.
- Maintain the security of your account credentials.
- Maintain only one account per person.
We may suspend or terminate accounts that violate these Terms or engage in fraudulent activity.
4. Host Responsibilities
As a Host on Tessora, you agree to:
- Provide accurate and complete listing descriptions, including photos, amenities, and pricing.
- Ensure lawful use of listed properties and compliance with all applicable local regulations, including short-term and mid-term rental ordinances.
- Maintain the property in the condition described in the listing.
- Respond to booking requests in a timely manner.
- Honor confirmed bookings.
5. Renter Responsibilities
As a Renter on Tessora, you agree to:
- Provide accurate personal information.
- Complete identity verification when required.
- Respect property rules established by the Host.
- Make timely rent payments as agreed.
- Report any issues with the property promptly.
- Leave the property in reasonable condition at the end of your stay.
6. Bookings & Cancellations
Booking requests are not confirmed until accepted by the Host. Once confirmed, bookings constitute binding agreements between the Host and Renter.
Cancellation policies vary by listing and are displayed before you complete a booking. Please review the applicable cancellation policy carefully before confirming.
Tessora reserves the right to cancel bookings in cases of fraud, safety concerns, or violations of these Terms.
7. Payments & Fees
All payments on Tessora are processed through Stripe. By using the platform, you agree to the following fee structure:
- Host commission: 5% of the booking total.
- Renter service fee: 8% of the booking total.
- Payouts to Hosts are processed via Stripe Connect within 3–5 business days.
- All prices are displayed in USD.
Refunds are processed according to the applicable cancellation policy for each listing.
8. Lease Agreements
Hosts may require lease agreements for bookings. Lease documents are facilitated through Dropbox Sign (HelloSign) for electronic signatures.
Tessora does not provide legal advice. Hosts are responsible for ensuring their lease agreements comply with applicable local laws. Completed lease documents are stored securely and are accessible to both parties through the platform.
9. Trust & Verification
Tessora uses identity verification and background screening to promote a safe marketplace. Trust tiers — New, Verified, Trusted, and Superhost — are assigned based on verification status, booking history, and reviews.
Tessora reserves the right to modify trust levels at any time based on updated information or platform activity.
10. Integrations & Third-Party Services
Hosts may connect third-party services to their Tessora accounts, including:
- Property management systems (Hostaway, Guesty, OwnerRez, Lodgify).
- Calendar feeds (iCal).
- Pricing tools (PriceLabs).
- Booking widgets for external websites.
Tessora is not responsible for the availability, accuracy, or functionality of third-party services. Use of third-party services is subject to their respective terms and conditions.
11. Messaging & Communications
Platform messaging is monitored for safety purposes. You agree not to share personal contact information to circumvent the platform or avoid applicable fees.
Tessora sends transactional emails, booking notifications, and optional marketing communications. You may opt out of marketing emails at any time using the unsubscribe link in any email.
12. Disputes
Tessora provides a dispute resolution process for booking-related issues. Either party may initiate a dispute through the platform.
Tessora will mediate in good faith but is not obligated to resolve all disputes. For unresolved disputes, the parties agree to binding arbitration in Travis County, Texas.
13. Content & Intellectual Property
Users retain ownership of content they upload to Tessora. By uploading content, you grant Tessora a non-exclusive, worldwide, royalty-free license to display, reproduce, and distribute that content on the platform in connection with the services.
The Tessora name, logo, and platform design are owned by Tessora, Inc. You may not scrape, copy, or redistribute platform content without written permission.
14. Widget & API Usage
Hosts may embed Tessora booking widgets on external websites. Widget usage is subject to these Terms.
The Partner API is available for approved staffing agencies and corporate housing providers. API keys may be revoked for Terms violations or abuse.
15. Prohibited Conduct
You agree not to engage in any of the following:
- Fraud or misrepresentation of identity, property details, or booking intent.
- Discrimination against any user based on race, gender, religion, nationality, disability, sexual orientation, or any other protected class.
- Harassment, threats, or abusive behavior toward other users.
- Circumventing the platform to avoid fees or other obligations.
- Automated access, scraping, or data collection without written permission.
- Violating any applicable local, state, or federal laws.
16. Disclaimer of Warranties
The platform is provided “as is” and “as available” without warranties of any kind, whether express or implied. Tessora does not guarantee uninterrupted service, booking success, or property quality. Tessora does not verify property conditions beyond listing descriptions provided by Hosts.
17. Limitation of Liability
To the maximum extent permitted by law, Tessora’s total liability for any claim arising from your use of the platform shall not exceed the total fees you paid to Tessora in the 12 months preceding the claim.
Tessora shall not be liable for indirect, incidental, special, or consequential damages, including lost profits, data loss, or damages arising from third-party service failures.
18. Governing Law
These Terms are governed by the laws of the State of Texas, without regard to conflict of law principles. Any disputes not resolved through arbitration shall be resolved in the courts of Travis County, Texas.
19. Changes to These Terms
We may update these Terms as the platform evolves. Material changes will be communicated by email to registered users. Continued use of the platform after changes are posted constitutes acceptance of the revised Terms.
